Building Regulations for listed and protected buildings UK

Buildings are categorised into grades to denote their relative significance:

  • Grade I: Buildings of exceptional interest
  • Grade II: Particularly important buildings of more than special interest
  • Grade III: Buildings of special interest warranting preservation

Once a building is listed, it becomes subject to special planning controls. Listed building consent is required for works that affect its special interest, whether internal or external. This consent is necessary for any alterations or demolitions, ranging from minor modifications to wholesale demolition.

To better understand the listed buildings regulations and the criteria for designating buildings as listed, you can refer to the official document provided by the UK government.

Principles of selection for Listed Buildings –
Updated 30 January 2025

Georgian (1714 - 1837)
Characterised by symmetry, sash windows, and brick facades, Georgian architecture exhibits a classical influence with restrained ornamentation, emphasising proportion and balance in its design.

Notable for its symmetrical facades, Georgian architecture often includes grand entrances, tall windows, and elegant interior features like elaborate plasterwork.
Regency (1811 - 1837)
Influenced by Neoclassical aesthetics, Regency architecture features stucco exteriors, wrought-iron balconies, and Greek-inspired motifs, reflecting elegance and refinement in its design.

Inspired by classical antiquity, Regency buildings exhibit clean lines, sweeping curves, and decorative motifs such as anthemion and acanthus leaf designs.
Victorian (1837 - 1901)
Victorian period is named after Queen Victoria and her long reign from 1837 until 1901.

Known for its eclectic styles, Victorian architecture encompasses ornate detailing, bay windows, and decorative elements such as gingerbread trim, showcasing opulence and innovation in its design.

Victorian architecture encompasses various sub-styles, from the ornate Gothic Revival to the picturesque Queen Anne, characterised by vibrant colour schemes and intricate detailing.
Edwardian (1901 - 1914)
Transitioning towards simpler designs, Edwardian architecture utilises red brick exteriors, timber accents, and spacious interiors, emphasising light and airiness in its design aesthetic.

Reflecting a shift towards simpler design ideals, Edwardian architecture features softer lines, lighter colour palettes, and a focus on comfort and functionality in residential layouts.
